Brickell's Mercedes-Benz branded tower just cleared a major capital checkpoint. JDS Development Group and Fontainebleau Development, led by Jeffrey Soffer, have signed term sheets on a roughly $1.11 billion financing package for Mercedes-Benz Places Miami at 140 SW 11th Street. The deal has not closed. Closing is expected by year-end.
J.P. Morgan is leading an $860 million construction loan collateralized by the full project. Nuveen Green Capital is lining up about $250 million in Commercial Property Assessed Clean Energy (C-PACE) financing tied to the commercial component. Walker & Dunlop is negotiating the stack. Until loan documents are recorded, amounts and structure can still move.
The 67-story mixed-use tower is planned for 791 luxury condominiums, a 174-key hotel, about 200,000 square feet of office, roughly 130,000 square feet of amenities, a parking garage, and a rebuilt Southside Park. Residences run from studios to three bedrooms. SHoP Architects is designing the tower with ODP Architecture & Design; Woods Bagot is on interiors; Field Operations is reshaping the park and landscape. SERHANT. New Development is leading sales. Mercedes-Benz lent its name to the project in 2024 as the marque's first branded residential play in the United States.
Fontainebleau Development joined JDS earlier this year after the site became tangled in a foreclosure suit. A signed construction term sheet from a major bank is one of the clearer signals that a pre-construction tower is advancing toward delivery, though a term sheet is not a closed loan and does not lock a completion date. The developer site does not publish a public price list or delivery year as of early October, so buyers still need current pricing, deposit schedules, and outside completion dates in writing before signing.
The amenity pitch leans on scale: park-to-rooftop programming, wellness, and hospitality services wrapped around Brickell's largest planned greenspace redo. Southside Park, reimagined by Field Operations, is framed as a neighborhood gathering place with paths, playgrounds, courts, and dog runs tying the tower into the street grid rather than isolating it.
For Brickell's crowded branded pipeline, the package matters less for the logo and more for the capital. If it closes on schedule, Mercedes-Benz Places joins the short list of South Florida towers with a top-tier bank construction loan and a sizable C-PACE layer beside it.
