Area guide

Living in Wynwood

Wynwood is a former garment and warehouse district just north of Downtown. It is bounded roughly by Interstate 95 to the west and the Florida East Coast Railway to the east, between Northwest 20th and 36th streets. Murals, galleries and the Wynwood Walls drew restaurants and offices to the area in the 2010s.

Its low warehouse blocks are now being replaced by mid-rise residential and office buildings. A neighborhood revitalization plan adopted by the City of Miami in 2015 set the rules for that change. It calls for ground-floor shops, wider sidewalks and height limits that keep new buildings mid-rise.

Midtown Miami and the Design District sit to the north, and Edgewater is a few blocks east across Biscayne Boulevard. There is no Metrorail stop in Wynwood, but the free Miami Trolley runs through the neighborhood. The current pipeline is made up of mid-rise condo buildings, many with studio and one-bedroom layouts.

Ciprés and Rilea Group have topped off The Rider Residences at 94 NE 29th Street in Wynwood, a 12-story boutique condo with 152 fully furnished homes now more than halfway sold and aimed at second-half 2027 completion.
