Living in Miami Beach

Miami Beach is a barrier island city east of Biscayne Bay. The MacArthur, Venetian, Julia Tuttle and John F. Kennedy causeways connect it to the mainland. South Beach runs from South Pointe to Dade Boulevard, with the Art Deco district along Ocean Drive and Collins Avenue.

Its western edge is the bayfront West Avenue corridor. Mid-Beach follows Collins Avenue north along Indian Creek to 63rd Street. North Beach continues to 87th Terrace, with North Beach Oceanside Park and the Normandy Isles.

Most of the island's housing is older, from 1920s low-rise buildings in South Beach to postwar towers on Collins Avenue. Historic districts and height limits keep new projects small.

New supply tends to be boutique buildings or replacements for older hotels and apartments. The current wave is concentrated in North Beach around 71st and 72nd streets, with taller exceptions near South Pointe.
