Related Group's boutique Apogee tower in West Palm Beach has moved off the shelf.
The developer received commercial demolition permit 26081383-COM-DEMO for 4906 North Flagler Drive, issued in the week of October 14 to 20, according to city permit records. The 1.45-acre waterfront lot north of Currie Park in the Northwood area currently holds a single-family home, two accessory dwellings and a boat dock, which will be cleared for the tower. A demolition permit is not a building permit, and Related has not announced a groundbreaking date.
The project
Apogee is planned as a 21-story condominium of about 235 feet with 39 residences on the Intracoastal, a low-density count for a site on one of the city's most active condo corridors. A conceptual rendering filed with the city shows a slender white tower with curved, wraparound balconies rising over landscaped grounds along North Flagler Drive.
How it got here
The approval took two tries. The Planning Board rejected a taller 25-story, 46-unit version in December 2023. Related came back with the reduced 21-story plan, which the board recommended 6-0 on January 22, 2025. The City Commission approved first reading of Ordinance 5125-25, rezoning the parcel from MF32 multifamily to a Residential Planned Development, on March 17, 2025, and second reading on March 31, 2025, alongside the resolution setting the site plan, elevations and waivers.
Earlier reporting pointed to a construction start in early 2026 and completion in 2028. As of this week there is no sales program, price sheet or deposit structure for the building.
The North Flagler pipeline
Apogee is one of several Related projects in the city. The developer has broken ground on The Ritz-Carlton Residences, West Palm Beach and has won approval for Rosewood Residences, West Palm Beach, as North Flagler Drive continues to fill with luxury condo towers.

Modelled from the project stage and comparable market cycles. It is not a commitment from the development team, and the range narrows as construction advances.
