Mr. C Residences Boca Raton Crosses 50% Sold as Entry Pricing Climbs to $2.2 Million

Key International and Wexford Real Estate Investors say half of the 133 residences at their Cipriani-branded tower in downtown Boca Raton are under contract, with prices now starting at $2.2 million after the city's planning board backed the revised 12-story plan 7-0.

Half of the condos at Mr. C Residences Boca Raton have found buyers.

Key International and Wexford Real Estate Investors report that the 12-story, 133-residence tower at 41 SE 4th Street has reached 50% sold, only a few months after the team started turning reservations into signed contracts. The sales gallery at 36 SE 3rd Street opened in May.

The figure comes from the developers. Pricing has moved up along the way: remaining homes now start at $2.2 million, compared with roughly $1.95 million in September.

Who is buying

The developers say the buyer pool is mostly domestic, split between South Florida residents and out-of-state purchasers from places such as New York and Connecticut. Douglas Elliman Development Marketing is handling sales.

"Reaching 50 percent sold is a strong validation of the vision we had for this site and for Mr. C in Boca Raton," said Philip Braunstein, managing principal of Wexford Real Estate Investors.

What is left

Inventory still available includes two- and three-bedroom residences and a set of fourth-floor Garden homes with oversized outdoor space. City filings put unit sizes between 1,674 and 2,319 square feet.

The building

The project carries the Mr. C hospitality brand of Ignazio and Maggio Cipriani, fourth-generation members of the Cipriani family. Arquitectonica designed the tower, and 1508 London is handling the interiors, which feature open kitchens, floor-to-ceiling glass and private balconies.

The rooftop holds a residents-only Mr. C Bar and Lounge, a pool deck with cabanas, an outdoor grill and an open-air cinema. Other amenities include a spa with a hammam, a residents' lounge with billiards and a golf simulator, a children's playroom, in-residence dining and EV charging. A 5,977-square-foot Bellini restaurant will anchor the ground floor on SE 3rd Street and will be open to the public.

Approval path

Boca Raton's Planning and Zoning Board voted 7-0 on Oct. 15 to approve the revised plan, which trims the count from 190 units in the 2023 approval to 133, raises the roofline from 133 feet to 139 feet (about 152 feet with decorative rooftop elements) and adds the restaurant. The garage will hold 326 spaces, 169 of them valet-operated using mechanical lifts and stackers.

The amendment still needs a vote from the Community Redevelopment Agency board, made up of city council members, which has the item on its Oct. 26 agenda. The roughly 2.1-acre site, west of South Federal Highway between SE 3rd and 5th streets, currently holds four one-story commercial buildings that will be demolished.

Timeline

The developers have not announced a construction start. Completion is targeted for 2029.
