Parkside Brickell Pours Second Floor, Eyes Year-End Top-Out

BI Group USA is pushing Parkside Residences above grade in Brickell. The North American arm of Central Asia’s largest developer poured the second-floor slab at 1741 SW 2nd Avenue, placing 664 cubic yards of concrete across roughly 26,200 square feet as the eight-story tower moves into its upper levels.

CEO Olzhas Ayazbayev framed the pour as the moment the project starts to read on the skyline. Vertical work is now climbing, with a top-out targeted by the end of 2026 and first deliveries aimed at the first quarter of 2028.

Parkside is a 187-unit residential condo designed by Kobi Karp, oriented around wellness and compact urban living rather than a big stacked amenity hotel. The product mix runs studios through two bedrooms, with open floor plans, floor-to-ceiling glass, private balconies, and select corner layouts that stretch the living area.

Amenity programming sits on the rooftop and mid-levels: a pool deck and lounge overlooking Brickell, a Technogym fitness center, cycling studio, yoga and mindfulness room, spa circuit with sauna, steam, and hot and cold plunges, plus a coworking lounge with a private meeting room.

Pricing opens in the $400,000s, which puts the building in the attainable end of Brickell’s new-construction range. Exclusive sales and marketing sit with ONE Sotheby’s International Realty. BI Group USA broke ground in spring 2026 and opened a sales gallery earlier in the year as construction ramped.
