Forest Development and co-developer Royal Palm Companies have opened Nautilus 220, a 1.15 million sq ft mixed-use project at 220 Lake Shore Drive in Lake Park. The developers held a ribbon cutting on March 25, 2026, and say the project is now the largest condo-anchored mixed-use development in Palm Beach County.
The project sits on the Lake Park Harbor Marina and includes 330 condominium residences across two 24-story buildings, along with two restaurants, retail space, office suites and the on-site sales office.
Sales and pricing
The condominiums are more than 90% sold, according to the developer. The remaining inventory is a limited set of two- and three-bedroom residences priced from $1.3 million to more than $4 million. Units have floor-to-ceiling windows, large terraces and views of the marina, the Intracoastal Waterway and the Atlantic Ocean.
"This marks more than a grand opening, but the beginning of a new chapter for Lake Park and the neighboring North Palm Beach area," said Peter Baytarian, founder and managing partner of Forest Development.
Amenities and ground floor
The amenity program includes a one-acre outdoor amenity deck, a resort-style pool, a rooftop lap pool, a wellness plaza, a putting green, a club room, a theater, billiards, bowling, an off-leash dog run, guest suites and private beach club access. Interiors by Steven G. Inc. designed the lobby, common areas and fifth-floor amenities.
On the ground floor, SeaHawk Prime is chef David Burke's first Florida restaurant, serving modern American food with indoor and outdoor seating on the water. The Birdie Dockside Bar and Grill adds American grill fare, sports simulator suites and a private event space. A Park Ave Cafe Coffee Counter & General Store was slated to open in the fall.
Project team
R+N Architecture designed the buildings, and Kast Construction served as general contractor. McNamara Salvia handled structural engineering, RGD Consulting Engineers handled MEP engineering, Insite Studios led planning and landscape architecture, and Zabik & Associates acted as owner's representative. Oculus Realty runs sales and marketing.
Why it matters
Nautilus 220 is one of the largest condo deliveries in northern Palm Beach County, an area that has drawn more buyer interest as prices climb on Palm Beach Island and in West Palm Beach. Forest Development has said it plans a second project in the Lake Park and Riviera Beach area.
