Michael Stern's JDS Development Group is out raising fresh capital for 888 Brickell, the Dolce & Gabbana branded supertall it plans on Brickell Avenue, but it is not looking to sell.
The developer has tapped a Newmark capital markets team of Adam Spies, Marcella Fasulo, Hampton Beebe and Avery Klann to find a minority equity investor for the project, according to marketing materials. JDS intends to stay in the deal as the lead partner, a person familiar with the plans said. The half-acre site is now valued at more than $100 million, according to another person with knowledge of the offering, though that figure is not an appraisal or a sale price.
No target raise, partner timeline or list of prospective investors has been disclosed.
JDS bought the site in spring 2024 for $61.2 million, backed by a $35.7 million acquisition loan from G4 Capital Partners. If the valuation holds, the land alone has gained nearly $40 million on paper in about two and a half years.
The plan calls for a 1,049-foot hybrid condo-hotel, a height the FAA has cleared, which puts it firmly in supertall territory. Studio Sofield is the design architect, M2Atelier is handling interiors with Dolce & Gabbana's design direction, and ODP Architects lists the tower in its portfolio. The project was introduced as the Italian fashion house's first residential tower in the US.
JDS's project page lists 259 turnkey residences from one to four bedrooms. The pitch is flexibility: larger units are designed to split into separate private suites with their own entries, so owners can live in part of the home while placing the rest into the hotel program.
The amenity package includes two bars in the grand lobby, a pool club with deckside dining, a lap pool, an indoor padel court, a golf simulator, a yoga and Pilates studio, a spa, a theater, a residents' lounge, a signature ground-floor restaurant and an on-site tailor and barber.
JDS has not announced a construction start or a delivery date. The equity raise is the next marker to watch, along with whether a new partner changes the brand program, the unit count or the timeline. A capital partner at this stage would also put JDS in a stronger position to line up construction financing.
