Faena Reveals $39.5M Crown Residence at Miami River Twin Towers

Faena is putting a price — and a design team — on the top of its Miami River residential play. The brand has introduced the first penthouse collection at Faena Residences Miami, led by the Crown Residence, a two-story home listed at $39.5 million and designed by Faena Design Studio with Bryan O’Sullivan Studio in the London firm’s Miami debut.

Fortune International Group and KAR Properties are developing the project at 90 SW 3rd Street. Rafael Viñoly Architects designed the twin 60-story towers, which are planned for 434 condominiums. Until now, the published residential range sat roughly between 700 and 3,300 square feet; the new penthouse tier extends that ladder into the ultra-trophy segment that has defined recent Miami riverfront and Brickell launches.

The towers are linked by Faena Rose, an approximately 45,000-square-foot cultural and wellness environment spanning floors 61 through 64 — nearly 700 feet above the river — with programming space, an infinity pool, dining, lounges and private suites. Podium-level Tierra Santa Healing House adds spa and longevity programming, while fitness studios, padel, a golf simulator and resort pools round out the amenity stack.

Positioned as Faena’s permanent residential footprint on the mainland — and part of a broader Miami River district concept — the penthouse reveal is less a soft amenity update than a sales-market signal. At $39.5 million for the Crown Residence, Faena is competing for the same ultra-high-net-worth buyers chasing limited top-floor inventory across Miami’s branded pipeline.
