Alta Development brings 242 waterfront residences, marina access, and short-term rental flexibility to one of Miami’s fastest-evolving corridors

Sales have officially launched for Vista Harbor Residences & Yacht Club, a new riverfront condominium project by Alta Development at 555 NW South River Drive. Positioned directly on the Miami River just minutes from Brickell and Downtown, the development introduces two 12-story towers with 242 residences and more than 650 feet of waterfront frontage, continuing the broader transformation of the river from a working industrial edge into one of Miami’s most active luxury residential markets.

Designed by FormGroup Architects, the project includes studio, one-bedroom, one-bedroom plus den, and two-bedroom residences, with select larger layouts and penthouses. Homes range from approximately 497 to 929 square feet and are being offered with move-in-ready finishes, including Italian kitchen cabinetry, Sub-Zero and Wolf appliances, smart entry systems, and expansive private terraces. Launch pricing starts in the mid-$600,000s, with studios from the $670,000s and larger two-bedroom residences exceeding $1.1 million.  

A major differentiator is the project’s direct connection to the water. Vista Harbor includes private marina access, a yacht club concept, and dockage along its extended riverfront edge, paired with amenities more commonly associated with resort-branded developments: rooftop pools with hot and cold plunges, private cabanas, fitness and wellness spaces, coworking areas, pickleball courts, a wine room, club lounge, concierge services, and an on-site restaurant and beach club. The West Tower also allows minimum seven-day rentals, supported by optional turnkey furnishing packages and on-site rental management, a structure increasingly sought by both investors and seasonal owners.  

That flexibility places the project squarely within a growing buyer trend across Miami: properties that function equally as primary residences, second homes, and income-producing assets.
