El-Ad Files North Bay Village’s Tallest Condo Towers
North Bay Village’s Harbor Island skyline is about to get a new high-water mark on paper. El-Ad Properties has filed for a two-tower bayfront condominium at 7922 and 7925–7931 East Drive that would deliver 165 residences on Biscayne Bay, led by a 46-story, 518-foot tower paired with a 39-story, 465-foot companion.
The Boca Raton arm of New York’s Elad Group — principals Isaac Sharon Tshuva and Orly Daniell — is assembling five parcels of vacant lots and low-rise residential buildings for the pad. ODP Architecture and Garcia Stromberg are on design. Homes would run one to four bedrooms, with the smallest units sized around 1,240 square feet and described in the filing as family-oriented.
At the waterline, plans call for a bay-facing restaurant, a public island walk, and a landscaped park with a yoga lawn of more than 10,000 square feet plus a mini amphitheater. The towers would include a private drop-off, pool, and indoor amenities, with 427 parking spaces. A clubhouse across the street would carry fitness, spa, sunbathing areas, and an outdoor terrace.
The filing lands amid a local tower wave: Pagani Residences (30 stories) and Tula Residences (21 stories) are already under construction, Urbanica has floated a 28-story neighbor at 7915 East Drive, and Shoma Bay and Continuum Waterfront District sit in the broader pipeline. None of those approaches El-Ad’s proposed 46 stories — a 16-floor jump over Pagani if built as filed.
The project remains a plan-stage filing with no construction start announced. If approved, it would reset North Bay Village’s height ceiling and add another large bayfront condominium option to a submarket that has quickly become one of Miami’s densest condo corridors.
