Prosper Group and Versluys Group Unveil Bugatti’s First U.S. Condo Tower

Brickell’s branded-condo race has a new contender with serious European pedigree. Prosper Group, led by CEO Jay Roberts, and century-old Belgian developer Versluys Group have officially unveiled Bugatti Residences Miami — the French hypercar marque’s first residential address in the United States and Versluys’ U.S. market debut.

The 60-story tower is planned for one of Brickell’s remaining Miami River parcels, cited at 75 SW Miami Avenue Road, with more than 300 feet of river frontage and a clear path toward Biscayne Bay. The program calls for 183 residences, including four signature penthouses. Prosper and Versluys assembled the site from parcels previously tied to the larger One Brickell Riverfront assemblage, with Markets of Tomorrow reporting a roughly $50 million land package and a project cost near $650 million targeting a 2028 delivery.

Architecture is led by Brandon Haw Architecture, with ODP Architecture on the team and interiors by Yabu Pushelberg. Rhodium joins as global residential operating partner, framing white-glove service as part of the brand package rather than an afterthought. Sales are expected to open in the first half of 2027.

The launch lands in a submarket already crowded with Cipriani, St. Regis, Pagani and other lifestyle brands — which is precisely the competitive backdrop Prosper is leaning into. Bugatti’s pitch is scarcity and craft discipline rather than hospitality sprawl: a limited collection on waterfront Brickell, timed for a buyer pool that has kept Miami near the top of global branded-residence volume.
