Tampa Bay Welcomes Its First Viceroy-Branded Residences

Tampa Bay has entered the growing branded residences market with the arrival of Viceroy Residences Clearwater Beach, the first Viceroy-branded residential development on Florida’s west coast. Developed by BH3 Management and U.S. Development, the boutique beachfront project brings just 86 fully finished residences across two nine-story buildings to a private stretch of Clearwater Beach, offering an ownership experience centered on personalized hospitality rather than traditional resort operations.  

The residences range from two- to five-bedroom floor plans spanning approximately 2,078 to more than 3,400 square feet, while a limited collection of penthouses exceeds 6,000 square feet. Designed by Randall Stofft Architects with interiors by Steven G., the homes feature expansive terraces, floor-to-ceiling glass, Italian porcelain finishes, custom kitchens equipped with Sub-Zero and Wolf appliances, and spa-inspired bathrooms. Prices begin at approximately $1.995 million.  

More than 25,000 square feet of amenities are planned throughout the property, including a private 270-foot beachfront, a residents-only restaurant, full-service spa with hot and cold plunge pools, fitness center, indoor and outdoor social spaces, and wellness programming. A dedicated Experience Manager will coordinate concierge services ranging from housekeeping and transportation to private dining, beach setups, and curated lifestyle experiences through a digital platform, extending Viceroy’s hospitality model into daily residential living.  

The project reflects the continued expansion of branded residences beyond South Florida’s traditional luxury markets.
