Developed by Miami Design District Associates, led by Craig Robins, in partnership with Raycliff Capital, the building will feature roughly 22,500 square feet of retail on the ground and second floors, complemented by more than 92,000 square feet of flexible office space above. The project occupies a compact 17,000-square-foot site and is intended to accommodate creative, luxury, and design-focused businesses seeking space within the district.

Snøhetta’s design introduces a distinctive mesh façade that filters natural light while creating layered views of landscaped terraces integrated throughout the building. The architecture emphasizes outdoor connectivity and workplace wellness, with curved terraces and planted areas providing open-air environments uncommon in traditional office developments.

Sweetbird North represents another step in the continued evolution of the Miami Design District, where demand for premium commercial space has grown alongside an expanding pipeline of luxury residential developments. As the neighborhood continues to mature into a destination for fashion, culture, hospitality, and business, new office projects are increasingly being designed to deliver both architectural distinction and highly amenitized work environments.
