Related Group Launches Construction on First Phase of $1 Billion Riverwalk District in Tampa

Related Group has officially started construction on Manor Riverwalk District, the first development within a planned $1 billion mixed-use master plan that will transform approximately six acres along Tampa’s western riverfront. The initial phase will deliver a 24-story residential tower featuring 369 luxury apartments at 101 S. Parker Street, expanding the developer’s long-term investment in one of the city’s fastest-growing urban districts.

Architecture for the project is led by Arquitectonica, with interiors by ID & Design International. Residents will have access to an extensive amenity package highlighted by a large elevated outdoor deck, wellness-focused facilities including dedicated recovery spaces, infrared sauna, cold plunge, and fitness areas. At street level, nearly 18,000 square feet of retail space will activate a redesigned pedestrian-oriented South Parker Street, strengthening connections between downtown Tampa, Hyde Park, the University of Tampa, and the Riverwalk.  

The groundbreaking represents only the opening phase of a much larger vision. Once completed, the master-planned district is expected to include five buildings with more than 1,000 residences spanning rental apartments, luxury condominiums, and boutique residential offerings. Plans also call for structured parking, marina amenities including boat slips and a kayak launch, as well as infrastructure improvements that will extend Tampa’s West Riverwalk.  

The project underscores growing developer confidence in Tampa’s waterfront market, where significant investment continues to reshape both sides of the Hillsborough River. With major mixed-use and residential developments advancing nearby, the Riverwalk corridor has become one of Florida’s most active urban redevelopment zones, positioning the city’s west bank as the next chapter in Tampa’s downtown expansion.
