Miami Beach Approves Terra’s Boutique Waterfront Condominium at 1250 West Avenue

Designed by ODP Architects, the 330-foot tower will feature 106 condominium residences with an emphasis on larger floor plans, lower density, and expanded open space. The project follows a zoning amendment approved by the Miami Beach City Commission that allowed additional height in exchange for significant public improvements, including a new section of the Baywalk and the redevelopment of the nearby Bikini Hostel site into a public park.  

Beyond the residences, the development will incorporate landscaped public spaces, underground parking, a ground-floor commercial component, and sustainable stormwater features integrated into the site’s design. The boutique scale of the building distinguishes it from many of South Florida’s larger condominium projects while reinforcing the trend toward more exclusive waterfront communities with fewer residences and enhanced privacy.  

Approval from the Design Review Board marks a major milestone as the development advances through the remaining permitting process. The project also reflects a broader shift taking place across Miami Beach, where developers are increasingly pairing luxury residential construction with public infrastructure improvements that enhance waterfront access and the surrounding neighborhood experience.
