OKO Group Launches Sales for Boutique Waterfront Tower in Miami’s Edgewater
OKO Group has officially launched sales for LILLI, a new 53-story waterfront condominium that will bring a limited collection of 117 residences to Miami’s Edgewater neighborhood. Rising directly along Biscayne Bay, the boutique tower is designed to emphasize privacy, expansive waterfront views, and wellness-driven living at a time when demand for smaller luxury residential communities continues to grow across Miami.
The development will feature one- to four-bedroom residences and penthouses starting at $1.65 million, with sales led by Fortune Development Sales. Architecture is by Adrian Smith + Gordon Gill Architecture, the internationally recognized firm behind some of the world’s tallest buildings, while the tower’s flowing design draws inspiration from the organic form of a lily. Each residence will offer private elevator access and panoramic views of the bay, the city skyline, and the Atlantic Ocean beyond.
LILLI will include approximately 22,000 square feet of amenities centered around four core wellness themes: movement, recovery, nourishment, and connection. Planned offerings include a fitness studio, spa, infrared sauna, recovery suite, waterfront dining experiences, rooftop gathering spaces, and landscaped gardens integrated throughout the property. The building will also feature advanced air filtration systems and community programming designed to promote health and social engagement.
The project arrives as Edgewater continues to establish itself as one of Miami’s most competitive luxury waterfront markets. While many recent developments have focused on large-scale residential offerings, LILLI targets buyers seeking a more intimate ownership experience with fewer residences per floor, reinforcing the growing appeal of boutique condominiums that combine high-end design with personalized amenities.
