About OLIN Palm Beach
OLIN Palm Beach is a planned ultra-luxury condominium project at 2720 and 2730 South Ocean Boulevard in the South End of Palm Beach, on the site of the former Ambassador Hotel and an adjacent lakeside building. The project will bring 32 residences in three five-story buildings, two facing the Atlantic Ocean and one facing the Intracoastal Waterway, each with underground parking. Architecture is by OMA, founded by Rem Koolhaas, with Spina O'Rourke Partners as architect of record, interiors by GACHOT and landscape architecture by Nievera Williams Design. The program is planned to include two pools, a fitness center, a Pilates and yoga studio, and spa facilities including sauna, steam room and cold plunge. OKO Group and Cain are the developers, and Corcoran Sunshine Marketing Group leads sales and marketing. Demolition of the existing buildings is expected to finish by the end of October 2026. A sales launch date, construction start date and delivery date have not been announced. All plans are preliminary and subject to change.
